This Estate Management Plan describes, for the benefit of
tenants and
other parties, the Landlord's approach to the management of
the property
and the principles governing its approach to particular issues
which
affect its tenant's interests.
Objectives
The objectives of the Estate Management Plan (EMP) are to
maintain and
enhance the property's performance and attraction to shoppers
in
accordance with the objectives of Arrowcroft and SLAC as the
premier
quality retail location within Coventry's City Centre, for
the benefit
of tenants within the property.
Anchor Uses
The EMP is founded on the principle that the property is
anchored by the
following elements:

Indoor market
Multistorey Car Park
Public Toilets
As a first principle, the Landlord will do all that it can
to foster and
maintain the quality, maintainance and attraction of these
stores/facilities as key attractions, underpinning the operation
of
other retailers within the property.
A3 Uses
In addition to the Anchor Uses described above, the A3 Uses
within the
development give definition to its its style and appeal. The
EMP is
therefore based upon the second principle that the quality
and
attraction of these operations (listed below) will be maintained
and
enhanced;
The Rotunda (O'Briens)
Cafe Giardino
Pizza Hut
The Landlord will enforce covenants imposed on these tenants
as regards
the quality of service, clearing away of used cutlery and
crockery,
internal hygeine/cleanliness and the tidiness of external
seating areas.
Main Precinct, Upper Level
The EMP requires predominantly fashion uses on both the North
and South
sides in order to augment the original tenant mix.
Main Precinct, Lower Level
Aside from the units where there are A3 lettings, the EMP
requires
quality, but not wholly fashion uses, to augment the original
tenant
mix, which is designed to complement the uses within the Shebourne
Arcade, which is , in turn, influenced by the nature of and
uses within
the Indoor market.
Indoor Market
The Indoor market is a key anchor use for the Lower Precinct
and, in
addition, for the whole City Centre. The Indoor Market is
managed by
Coventry City Council, who also receive the rental income
from it. The
Landlord will endeavour to persuade the Council to improve
the
management and operation of the market in accordance with
their
obligations under the formal Management Agreement between
Arrowcroft and
the City council, to maximise the attraction of the market
and the
support that it provides to the tenants within the Sherbourne
Arcade and
Lower Precinct.
Sherbourne Arcade
The EMP requires the uses within the Sherbourne Arcade to
provide
variety and to complement the nature of the adjacent Indoor
Market, but
to operate to a level of quality consistent with the Lower
Precinct.
Day to Day Management
The Landlord will maintain a high quality of day to day management
and
cleanliness within the property, via its on-site management,
security
and cleaning staff and will operate the service charge fairly
and in the
interests of tenants.
Shopfronts and Signage
Particular attention is drawn to the documentation governing
shopfronts
and signage within the Tenant's
Handbook which arise out of the particular
architectural significance of the property.
